Waldringfield is a small and popular
village located on the banks of the river Deben, in an Area of
Outstanding Natural Beauty, about 6 miles south of the riverside
market town of Woodbridge . It has a busy pub, a sub post office
open on a part time basis and a church and, as it is only about
2 miles from the main A12, offers the visitor a rural location,
beside water yet within easy access of the main roads leading throughout
Suffolk for great exploring. There is a good golf course on the
outskirts of the village which is open to non-members on a pay
and play basis.
Little Oakland is a totally self-contained,
detached, single storey dwelling situated in a quiet location off
the village road behind the owners’ own home, Oakland, and
beside a meadow. Overlooking the well maintained garden with a
lawn, patio and established flowerbeds, Little Oakland offers relaxing
accommodation for 2/4 people.
The
front door opens into an entrance lobby with coat storage facilities
and, off to the left, is a wet room with a shower, WC and wash
basin. The main living accommodation is open plan with a soft
seating area, a dining area and a small fitted kitchen with electric
cooker, fridge with ice making compartment and microwave. The
combi TV/DVD is on a swivel stand so it is possible to watch
from either the sitting area or the kitchen/dining area. There
is also a cd/radio music system. An additional window in the
roof over the kitchen area makes this room light and allows the
sun to stream in. Beyond the kitchen is a small, walk-thru bedroom
with adult size bunk beds which leads though to a good sized
bedroom with a 5’ wide double bed. This bedroom has
a window overlooking the meadow, double glazed doors onto the patio
and a large picture window where is it possible to lie in bed and
admire the garden!
Visitors have the rear garden for their
own use and the lawn or swinging chair under the tree means that
one can relax in peace and quiet and privacy. There is a table
and chairs on the sunny patio for outside meals.
Heating is provided by free standing electric
radiators and the owners provide duvets and pillows, together with
all bed linen, bathroom towels and tea towels.
Little Oakland does not have any
laundry and ironing facilities but visitors are welcome to use
the owners’ own
equipment.
Off road parking is available on the private
drive. There is a no pet and
no smoking policy at Little Oakland.
