A red brick and flint-faced terraced Victorian cottage in a quiet village location in rural Suffolk.
Off the beaten track, yet only a few minutes' drive from the world-famous Snape Maltings complex.
The cottage sleeps four in one double and one twin bedroom.
Included in the letting fees are all linen and towels (but not beach towels), tea towels, electricity and logs for the log-burning stove
Parking is available directly opposite the cottage or one hundred yards away.
Smoking is not permitted
One small, well behaved dog is welcome.

Availability all year, short breaks available out of peak periods
2009/2010 weekly tariff ranges from £211 to £330 dependent on season

ACCOMMODATION

Ground Floor
A delightful late 19th century cottage set in a quiet lane in the village. A small front porch leads into a comfortable living room with log burner, TV, DVD/CD player and three piece suite. One step down takes you to the well equipped fitted kitchen/diner with dining table and seating for four. Appliances include a washing machine, dish washer, microwave and large fridge freezer.There is a downstairs cloakroom with toilet and wash basin.

Upstairs
The modern bathroom has a bath with shower over and a shaver point. The double bedroom is on the same level, there is one step up to the twin bedroom at the front of the cottage. The furniture and beds are all of a high standard and there is lots of storage space. The main heating is by storage and panel heaters, and we do supply some logs. The small but secluded garden has a patio, garden furniture and a B.B.Q.

LOCALITY
Blaxhall is a small village in the heart of the Suffolk Coastal Region, ideally situated for visiting the Heritage and National Trust sites - Framlingham and Orford with their castles, and Shingle Street, Orfordness and Dunwich Heath with their diverse geography. The newest National Trust site, Sutton Hoo, is only eight miles while Minsmere (RSPB) is only ten miles. We have Blaxhall Common on our doorstep and the famous Snape Maltings Concert Hall, shops and galleries only 1.5 miles away. And there was great rejoicing in the village in 2007 when The Ship Inn "came back to life" - it lies only a few yards from Sheriff's Cottage.
